Millen Shores Retirement Residence

PROJECT DESCRIPTION

MAT 4Site Engineers was retained to work within a multidisciplinary team on the design and construction of a new retirement residence and condominium development in Stoney Creek. The 10 storey development consisted of over 140 suites and over 125,000 square feet of space. MAT 4Site Engineers provided a complete mechanical design and contract administration package to the client. These mechanical services included HVAC, Plumbing and Fire Protection.

MAT 4Site Engineers worked closely with the chief architect and ensured all in-suite and out of suite equipment and plumbing fixtures are selected properly and suitably which prevented potential lost time and profit during construction. The team has also introduced energy efficient system designs and cost savings measures such as energy recovery ventilation units, high efficacy water heaters and high efficiency rooftops and gas-fired make-up air units.

Critical design requirements were taken into consideration in the design phase of this project due to the sensitive nature of the retirement residence facility. These included items such as the required fresh air flow component for each space type and water tempering stations for the domestic hot water service to protect residents for scalding.
The project consisted of many milestones and delivery stages and MAT 4Site Engineers ensured they were met and delivered upon with no delay. These included preliminary/coordination design stage, final review stage, permit/commitment to general review stage and the tender stage. MAT 4Site Engineers then provided the required contract administration services during construction and the close out services following the commissioning and verification stage.
